Pining for the Fjords? The Pinelog Lodge effect

Picture the scene - it is Christmas Day, the air is still and quiet, the sky a clear azure blue the surrounding snow lays deep and unspoiled, the tops of the nearby Galloway Hills gleam, each with its own cap of brilliant white.

Luxurious styling

At Kipp Forest Lodges, our Luxury Pinelog Lodges offer a fabulous blend of traditional and contemporary living, with the choice of layout being entirely up to the purchaser.

The beautiful, slow growing Siberian larch-lap exterior finish has been chosen for its excellent durability and ease of maintenance.

The lounge area of these holiday lodges is exceptionally light and spacious, with three sets of French doors, a lovely high arched ceiling, and a wraparound verandah set above the coastal village of Kippford one of Dumfries and Galloway's beautiful Seaside Villages and overlooking the Estuary of the River Urr and with fabulous 25 mile views up into the Galloway Hills.

Materials

All the wood used in the construction of the Pinelog Lodges at Kipp Forest Lodges is PTFC rated and comes from responsibly managed forests.

The standard insulation used in the walls and roof far exceeds the building code requirements, and makes for a much more energy efficient home.

And as there are no uPVC windows in the lodges and the main support beams are wood and not steel, the carbon footprint of each Pinelog Lodge is much smaller than more traditional building methods.

10 Year Warranty

Kipp Forest Lodges' Pinelog Lodges carry a 10 year structural manufacturer’s warranty and the grand lease is for 50 years for new Pinelog Lodges whilst remaining in the original Owner’s family. Ex-hire and pre-owned lodge leases are still for a minimum of 30 years.

The 3-bedroom Show Lodge is for rent and sale.

Rates

Pitch fees for Pinelog holiday lodges for the 2010 season are £3,065 (inc VAT) & Rates are around £710.

Holiday Lodges should be re-sold through the Park Office, as we have to guarantee to the buyer their continued lease of the plot.

We always recommend a fair re-sale price but sellers are not restricted to selling at our recommended value. We charge commission on the resale, the norm is 15% +VAT but for Pinelog Lodge Owners this rate can be as low as 5% +VAT.

Strong, spacious, sumptuous … the Norwegian Lodge revealed



Lodges have come a long way since they were used as shelters for hunting parties.  



In fact, even hunting party lodges were simply sumptuous in comparison to the temporary lodges thrown up on construction sites as workshops for masons, or even the lodges used as homes for estate gatekeepers.

Today, lodges have become synonymous with luxury lodges for the more discerning.

Construction and structure

Norwegian Log Lodges are built using Norway’s traditional log construction methods – which have been tried and tested for over 1,000 years, in the most severe of weather. That means high performance and durability, combined with modern, flexible design and style.


Pre-cut logs are imported from Norway. The logs are then built in the traditional 'solid log' method on the site, using the cross-cross, logo-on-log construction, to create your bespoke Norwegian Log Cabin.

Materials

Kipp Forrest Lodges’ Norwegian Log Lodges are supplied by renowned log building manufacturers in Norway, who are subject to stringent replanting programmes by the Norwegian Government. The imported pre-cut logs are from slow growing Baltic/Scandinavian pine.

Our ethos is responsible use of natural resources, and no timber used for our Luxury Solid Log Norwegian Lodges is taken from rain forests or other endangered habitats.

Our sister company, Kippford Holiday Park, is a proud recipient of the David Bellamy Conservation Award for the work it did to protect Britain’s natural environment. As a company, we take the environment seriously, ensuring we enhance and work with nature, rather than just take from it.

Design

Fitted with high quality bathrooms and kitchens, gas central heating and 140 square foot decked verandas, our Luxury Solid Log Norwegian Lodges can also be tailored and designed to suit your needs, which, on some models, could include (for example) a home office, sauna or garden storeroom.


All of our Norwegian Lodges for sale are 3 bedrooms, 2 bathroom models.

Our signature (and most popular) Norwegian Lodge design is the ‘Merrick’, which is a 60' lodge, with a 8' covered front deck.

The Merrick includes:
  • A sauna off the main bathroom
  • Outside store and fully roofed front and side decks
  • Covered Veranda

    Other costs and legal issues

    Kipp Forest Lodge’s Luxury Solid Log Norwegian Lodges are freehold log cabins, which (in basic terms) means, as an owner, you do not need to refer to any third party if you wish to re-sell.

    As freehold lodges, you own the land, so there are no annual Pitch Fees.

    A charge of £360pa is paid for connection and servicing of utility supplies and supply of (mains) water. Electricity is mains and gas is from private bulk tanks.

    Interested clients may reserve a plot with a 5% deposit, fully refundable for any reason for a period of 31 days, following our normal policy, to allow the layout and land boundaries to be confirmed and for purchasers’ Solicitors to examine and attend to missives.

    Kipp Forest Lodges ... and beyond!


    We are often to be found waxing very lyrical about the area surrounding our luxury lodges.

    That’s simply because it takes our breath away, each and every time.

    Location, location, location …

    The grounds:

    The luxury lodges for sale at Kipp Forest Lodges are all sited on private land.

    The site features private woodland, with an 8,000 year old bluebell meadow, which carpets the floor in a radiant blue from April to June.

    The woodland is also home to rare native red squirrels.

    With only 140,000 red squirrels left in the UK, that our woodland has breeding pairs is a fantastic boost for the survival of these shy and elusive animals, as well as indicative of just how secluded and natural is the site for our lodges for sale.

    The views:


    Our Lodges are in Dumfries and Galloway (South West Scotland), so it may not surprise you to know that there are stunning views from Kipp Forest Lodges over to the Galloway Hills.



    Yet, you might be surprised to know that you can also see the Lake District.

    The Galloway Hills are 20 miles to the North.  To the South, there are views of the Urr estuary, the Solway Firth and (over the sea) the Lake District (40 miles as a boat sails).

    Simply perfect views for relaxing on a lodge’s veranda during the summer, and just as wonderful to glimpse as you take a gentle stroll to walk off your hearty winter dinner.

    The ‘Scottish Riviera’


    ‘Scottish’ and ‘Riviera’ may not be two terms you’d have thought could sit together, but that’s exactly how the area surrounding Kipp Forest Lodges is often referred.





    This is due to its mild climate (from the Gulf Stream), stunning views, warm hospitality, range of cultural events and yachting.

    Kippford


    The closest village to Kipp Forest Lodges, Kippford (also known as ‘Scaur’), may be comparatively small (at points, the village is only one cottage wide), but it certainly isn’t bereft of beauty, hospitality and activities.


    Kippford has:
    • two sand, shell and pebble beaches
    • two pubs
    • a sailing goods shop
    • a yacht club
    • a craft shop
    • and a waterfront street

    Kippford is only a 15 minute walk from Kipp Forest Lodges, or a 2 minute drive.

    Kipp Forest Lodges is also close to the towns of Dalbeattie   (‘The Granite Town of the South West’) and Castle Douglas  (‘The Food Town), with Dumfries a mere 30 minute drive.

    We’re in the business of selling luxury lodges.

    Actually, we individually create - then sell - luxury lodges.

    To be exact, we sell luxury lodges that we’ve created and sited in our glorious private woodland, set near Kippford (one of Scotland’s most beautiful seaside villages).

    If looking to be even more precise, we also need to say that our lodges can be tailored to suit individual needs. That our private woodland has an 8000 year old bluebell area, and a breeding red squirrel population.

    We should also mention that the views from our lodges include the Lake District (over the sea, 40 mile to the south) and into the Galloway Hills (20 miles to the north).

    And we shouldn’t neglect the fishing, sailing, mountain biking, walking ….(etc.) … all of which you can do just minutes from the door of your own luxury lodge.

    So, as you can tell, we have a lot to talk about.

    Our blog will be as packed with information about the animals in our forest, as it is the high standards of materials we use to create our Lodges. It will be as much about local events taking place in Kippford, as it is about how to finance buying a luxury lodge.
